The Cooperative Purchasing Network (TCPN)
A purchasing program that allows the owner to secure construction labor and material under one contract. TCPN provides cost savings to our clients by providing an experienced team to either design/build, resurface or install synthetic turf for sport fields, landscape areas or small recreational usage. The purchasing program allows our clients to get what they want when they want it at a negotiated price. TCPN is used by hundreds of municipalities and school districts in the state of California.

The LLB Method is a project delivery method that enables a school district to act like a private entity.
Integrated Project Delivery (IPD)
IPD is a method of project delivery tied together by a contractual arrangement among (at minimum) a owner, constructor and design professional that aligns business interests of all parties. IPD motivates collaboration throughout the design and construction process, tying stakeholder success to project success.
Design-Bid-Build (DBB) or Design-Award-Build (DAB)
Owner develops contract documents with an architect or engineer containing a set of blueprints and detailed specifications. Bids are solicited from qualified, licensed contractors based on these documents and contract is awarded to the lowest responsive and responsible bidder.
Design-Bid-Build with Construction Management (DBB with CM)
Owner will hire a construction manager to act as an agent with partially completed contract documents. As large portions of the documents are finalized, construction manager will solicit bids from qualified subcontractors, allowing construction to proceed more quickly and owner to share some of the risk already built in to the project with the construction manager.
